Commercial pest control, CBD & inner Sydney

Built for procurement, not just for spraying

PestOz provides commercial pest control through the Sydney CBD, the inner suburbs and the Eastern Suburbs, running scheduled programs for offices, restaurants and cafes, warehouses, retail and strata buildings. We are a family-owned, fully insured and CM3-certified contractor with more than 15 years in the trade, and our client list already includes JLL, Knight Frank, CBRE, Solotel, Waratah Strata Management, Netstrata, Jamesons Strata and The Rubinstein Group.

When a business buys pest control, the treatment is only half the decision. The other half is whether the contractor can be prequalified, insured, scheduled around trade, documented for an audit and relied on when something turns up at 6am. That is the part most operators are weak on, and it is the part we built the business around.

Every service leaves a record. You get electronic reporting and safety data sheets emailed after each visit, so when a food safety auditor, a strata committee, a head office or a tenant asks what was done and what was used, the answer is already in your inbox.

Our roots are in the Eastern Suburbs and the bulk of our commercial work sits through the CBD, the city fringe and the inner suburbs, which is where we can be on site fastest. For multi-site clients and industrial work we go further, because a portfolio does not stop at the city limits and neither do we. Tell us where the buildings are and we will tell you straight away what we can cover.

Industries we service

Programs built for your kind of site

A warehouse and a wine bar have almost nothing in common, except that both fail an inspection for the same reason. Each program is built for the site.

Restaurants, cafes & hospitality

Food premises carry the highest stakes and the tightest scrutiny. German cockroaches in the kitchen, rodents behind the cool room, flies through the servery and stored product pests in dry goods are all common, and every one of them is findable by an inspector.

We service venues before opening or after close, treat with products chosen for food-handling areas, and email the documentation your food safety program needs. Solotel is on our client list, so we already work at group hospitality scale.

Restaurant & cafe pest control

What we handle

  • German cockroaches in kitchens, dishwashers and motor housings
  • Rodents in ceiling voids, grease traps and bin areas
  • Flies around serveries, waste and outdoor dining
  • Stored product pests in flour, grain and dry goods

Offices & commercial buildings

In a multi-tenant building, pests do not respect the lease line. They move between tenancies through wall cavities, risers and ceiling voids, which is why treating one floor rarely fixes anything for long.

We run building-wide programs scheduled before staff arrive, after hours or on weekends, using low-odour products so nobody is working around a technician. Reporting is set up for facilities teams, building compliance and tenant queries.

Office pest control

What we handle

  • Kitchenette cockroaches, the number one office complaint
  • Rodents in comms rooms, where chewed cabling is a fire risk
  • Ants and silverfish through kitchens, stores and file rooms
  • Spiders around entries, car parks and external walls

Warehouses, logistics & industrial

Large footprints, roller doors that spend the day open, pallets arriving from other sites, and stock a rodent will happily live inside. Warehouses need a perimeter-first program with monitored bait stations and a documented station map, not a periodic spray.

We service distribution centres, storage facilities and industrial sites, and this is the work that takes us furthest out of the city, including the western and south-western corridors. Reporting stands up in a customer or third-party audit.

Warehouse pest control

What we handle

  • Rodent programs with numbered, mapped and monitored stations
  • Stored product pests in palletised and bulk goods
  • Insect and bird pressure around docks and roller doors
  • Perimeter barriers sized for a large industrial footprint

Retail & shopping centres

Retail pest problems become public fast. A rodent in a shopfront, ants through a stockroom or cockroaches in a food court tenancy turns into a review, a photo or a centre management complaint before anyone rings us.

We service shopfronts, stockrooms, food court tenancies and centre common areas outside trading hours, and coordinate with centre management wherever access is controlled.

What we handle

  • Out-of-hours servicing so trade is never interrupted
  • Stockroom and back-of-house rodent and insect control
  • Food court tenancies treated to food-premises standards
  • Common area programs coordinated with centre management

Strata & residential buildings

Strata is its own discipline. There is a committee to report to, owners and tenants with competing views, common property and lot property to separate, and a budget that was set at the last AGM.

We run common-area and building-wide programs for strata managers and committees, with reporting written so it can be forwarded to owners without translation. Waratah Strata Management, Netstrata and Jamesons Strata are already on our books.

Strata pest control

What we handle

  • Common areas, garbage rooms, car parks and risers
  • Building-wide cockroach and rodent programs
  • Committee-ready reporting after every service
  • Individual lot access coordinated with the building manager
Compliance & documentation

The paperwork is part of the job

Everything a procurement team, an auditor or a strata committee is going to ask you for.

CM3 prequalified

CM3 is the contractor prequalification standard large property and facilities managers require before you can work on their sites. We hold it, which is why organisations like JLL and CBRE are able to engage us.

Reporting after every visit

Electronic service reports emailed after each visit, covering what was inspected, what was found, what was treated and what needs attention from your side.

Safety data sheets

An SDS for every product used, emailed with the service report, so your WHS file and your food safety program stay current without anyone chasing us for it.

Licensed & insured

Licensed pest, termite and feral animal control specialists, fully insured, with certificates of currency provided on request for your contractor file.

Audit-ready records

A continuous service history per site, so when an auditor asks what was done in March, you are not reconstructing it from memory and a shoebox of invoices.

APVMA-approved products

Every product is approved for use in Australia and applied at controlled rates by a licensed technician, with low-impact options used wherever they will do the job.

Between scheduled visits

When something turns up, we move

A pest sighting in a trading business is not a next-week problem. Program clients get a priority response, not a place in the queue.

You get a personA phone call to the people who service your site, not a ticket in a queue or an overseas call centre.
You get priorityProgram clients are fitted in ahead of new bookings when something appears between scheduled visits, at no extra cost.
You get a straight answerUsually we are there the same day or the next. Whichever it is, we tell you on the call rather than leaving you guessing.
Our process

A managed program, not a one-off spray

Commercial pest control only works when it is monitored and documented. This is how we run every site.

1

Inspection

We inspect the site thoroughly, identify the conditions encouraging pests, and prescribe the control program the building actually needs.

2

Interior treatment

We pinpoint indoor harbourage and treat cracks, crevices and voids, eliminating the problem at its source rather than at the surface.

3

Perimeter protection

We seal and correct the entry points we can, then establish a protective barrier around the perimeter with baits, granules and proven products.

4

Monitoring & reporting

Your technician monitors the barrier and stations on schedule, and you get a service report and safety data sheets after every visit.

Frequently asked questions

Commercial pest control, answered

How much does commercial pest control cost in Sydney?

Commercial pest control is priced per site rather than off a list, because the cost depends on floor area, the type of premises, which pests are in scope, the service frequency and how much documentation you need. A small cafe on a quarterly program is a very different job to a distribution centre with a mapped rodent station network. PestOz quotes after a free site assessment, with no call-out charge, and the quote sets out the schedule and what is included so there are no surprise invoices.

How often should a commercial premises have pest control?

Most Sydney businesses are best protected on a monthly or quarterly program, depending on the risk. Food premises, venues with kitchens, and buildings near water, parkland or waste handling generally need monthly service, while lower-risk offices, retail and warehouses are often well covered quarterly. We recommend a frequency after a site assessment rather than selling a fixed package, because the right interval depends on the building and its pest pressure, not on a price list.

Do you provide documentation for food safety and building audits?

Yes. PestOz provides an electronic service report after every visit, along with safety data sheets for the products used, so the record is in your inbox before an auditor asks for it. Reports cover what was inspected, what was found, what was treated and any action needed from your side. We can also provide certificates of currency and licence details for your contractor file.

Can you service outside business hours?

Yes. Most commercial work is scheduled before opening, after close, overnight or on weekends so trade is never interrupted and staff are not working around a technician. We use low-odour products chosen for occupied commercial environments, and we coordinate access and timing with your building or centre management where access is controlled.

What happens if pests appear between scheduled visits?

Call us and we prioritise it. Program clients are fitted in ahead of new bookings when something appears between scheduled visits, and attending is part of the program rather than a chargeable extra. In most cases we are on site the same day or the next, and we tell you which on the call rather than leaving you guessing. For an urgent situation in a trading food business, call 0403 192 894 rather than emailing, because urgent jobs are triaged over the phone by the people who service your site.

Are you CM3 certified and insured?

Yes. PestOz is CM3 certified and fully insured, and holds licences for pest, termite and feral animal control. CM3 is the contractor prequalification standard that large property and facilities managers require before a contractor can work on their sites, which is what allows organisations such as JLL, CBRE and Knight Frank to engage us. Certificates and licence details are available for your contractor file on request.

What parts of Sydney do you cover for commercial work?

PestOz is based in Bondi, and the bulk of our commercial work runs through the Sydney CBD, the city fringe and the inner and Eastern Suburbs. That is where we can be on site fastest when something needs attention between visits. We go further out for multi-site portfolios, warehouse and industrial sites, and hospitality groups, and every location gets the same program specification and the same reporting. Tell us where the buildings are and we will tell you straight away what we can cover.

Can you manage multiple sites under one program?

Yes. PestOz services everything from a single tenancy to whole property portfolios, with the same program specification, the same reporting format and one point of contact across every site. That is how we work with property and facilities managers including JLL, CBRE and Knight Frank, and with strata groups including Waratah Strata Management, Netstrata and Jamesons Strata.
