Is a termite barrier required for a new build in Sydney?
In termite-prone areas, which include most of Sydney, new building work must include a termite management system to comply with the National Construction Code, which references the Australian Standard AS 3660.1. Your building certifier will require evidence that a compliant barrier has been installed before the build can be signed off. What is the difference between a physical and a chemical termite barrier?
A physical termite barrier uses materials termites cannot get through or hide behind, such as stainless steel mesh or graded stone particles, installed at entry points so any termite activity is forced into the open where it can be seen. A chemical barrier creates a treated zone in the soil that termites will not cross. Both are recognised under AS 3660.1 and both can be installed during construction. Do you provide certificates and documentation for the build?
Yes. PestOz provides the documentation your build needs, including a certificate of installation and a durable notice fixed in a prominent location such as the meter box, as required under AS 3660.1. The durable notice records the type of barrier installed, the installer and the date, so future owners and inspectors know what protection is in place. This is the proof your building certifier needs to sign off the termite management for the project.
Does a pre-construction termite barrier need ongoing inspections?
Yes. A pre-construction termite barrier reduces the risk of termite entry, but no barrier makes a building termite-proof on its own. Australian Standards recommend a competent termite inspection at least once every twelve months to keep the protection effective and to catch any activity early.
